Why should your client disregard this invoice?

Once your client's recent deed transfer becomes a public record (recorded), some companies automatically send this type of unnecessary (spam) notice to generate revenue. The company names vary and they charge different amounts, usually between $100 and $125.

However, they all have one thing in common: They are neither helpful nor necessary for your client to fund their trust.
